Where we get it from
Most information comes from you. We also receive it from:
- Property portals such as Rightmove and Zoopla, when you send an enquiry through them.
- The other people in your transaction, such as the buyer or seller, their solicitors and other agents in the chain.
- Public sources such as HM Land Registry, the EPC register and Companies House.
- Identity verification services, where we use them.

3. How we use your information
Data protection law requires a lawful basis for each use. Ours are:
| What we do | Lawful basis |
|---|---|
| Value your home and agree terms with you | Steps you ask us to take before a contract |
| Market your home, arrange viewings, pass on offers and progress your sale | Our contract with you; for buyers, our legitimate interest in selling homes for our clients |
| Send you homes that match what you are looking for | Steps you asked us to take when registering |
| Check identity and source of funds, and keep records of those checks | Legal obligation under the Money Laundering, Terrorist Financing and Transfer of Funds Regulations 2017 |
| Give buyers accurate material information about a property | Legal obligation under consumer protection and estate agency law |
| Introduce you to a conveyancer or mortgage adviser | Your consent |
| Send market updates, news and offers | Your consent, which you can withdraw at any time |
| Run competitions and contact winners | Your consent when you enter |

| Run our business securely, train staff and improve our service | Our legitimate interests |
Where we rely on legitimate interests, we have weighed them against your rights and expectations. You can ask us for details.
Identity and anti-money laundering checks
Estate agents are supervised by HMRC for anti-money laundering. We must check the identity of sellers, and of buyers once an offer is accepted, and understand where a buyer’s money is coming from. We check documents you provide and may use an electronic identity verification service. Some electronic checks include a search with a credit reference agency, which leaves a soft footprint that does not affect your credit score. If we cannot complete these checks, we cannot act for you or proceed with your purchase.
We do not make decisions about you based solely on automated processing.
4. Who we share it with
We only share what each party needs. We do not sell your information.
People in your transaction
The buyer or seller, their solicitors or conveyancers, other estate agents in the chain, and surveyors or lenders’ valuers who need to visit or report on the property.
Referral partners, only with your agreement
If you ask us to, we will pass your details to:
- Bramsdon & Childs or TMT Conveyancing, for conveyancing.
- Wisteria Mortgages, for mortgage advice.
We receive a referral fee from these firms. The amounts are set out in our Referral Fee Disclosure. You are free to use any firm you choose.

These companies handle information on our behalf and only under our instructions:
- Street, our property and client management system.
- Brevo, which with Street sends our property alerts and email updates.
- Rightmove and Zoopla, which publish our listings and pass us enquiries.
- Identity verification services, where we use them.
- Spectre, which provides the instant valuation tool on our website.
