As we start to look to spring in 2024, it’s time to take a retrospective view of the past 31 days of activity across the thriving Chandler’s Ford, Eastleigh and the broader Southampton housing market. How are Eastleigh and Chandler’s Ford properties performing? Is demand for Hampshire property high in 2024? And what listings have we launched over the past month?
Local Trends In January
First week of January saw a 10% drop in price reductions, however towards the middle of the month there was a 55% increase in price reductions – predominantly in the third week of January.
These movements are fairly typical of the start of any new year, as both buyers and sellers look to add speed and impetus to their property journeys, and whilst price reductions are normal its important that your estate agent values your property correctly to being with as price reductions can (though not always) create challenges for your sale.
Available stock across the region has reduced by 2.2% with 483 properties for sale as per our last measurements. Despite only being a slight reduction, this clearly indicates that appetite for properties across these postcode areas remains high into 2024, making now a fantastic time to list your home for maximum impact. This is backed up by the fact that by the third week of January, the number of sales agreed was boosted by 79% compared to the week prior. There are even 34 homes across the region currently under offer, thereby demonstrating that an abundance of eager buyers are searching for their ideal home or investment opportunity across Chandler’s Ford and Eastleigh. If you are considering selling, it’s well worth getting a good idea of the average selling times and average time on market to give you a good sense of when a move could be likely.
At the beginning of January, the average sale price in SO53 was £524,000, and in SO50 £322,000. This pinpoints both postcode areas as premium locations that generate higher prices than the national average, as well as showing positive movement in these areas over time. For example, September 2023 saw the average property price in SO50 sitting at just over £291,000, and almost £460,000 in SO53 according to Zoopla’s Market Trends. This positive growth in the face of Bank of England base rates and fluctuating mortgage rates showcases just how lucrative Hampshire property is, and will continue to be in 2024 and beyond.
Additionally, our research shows that 164 homes have been lingering on the market across the SO50 and SO53 region for over 20 weeks.
