Chandler’s Ford Property Update Q1 2024

As we officially enter spring and can see the blooms of summer just around the corner so too is the property market in Chandler’s Ford showing impressive growth. So, what’s happened at Rowe & Co since the start of the year, and how have the SO50 and SO53 property markets been performing?

A Strong Q1 For The Chandler’s Ford Property Market

Since 2024 started, we have seen a steady increase in demand for property across Chandler’s Ford, Eastleigh and our gorgeous surrounding villages including Otterbourne, Fair Oak and Hedge End. This comes as no surprise – with inflation dropping to 3.4% and interest rates following suit, property market conditions are slowly becoming more favourable. As such, our team have seen a remarkably buoyant start to the year, with the current average price for units in the Chandler’s Ford property market sitting at approximately £465,652 according to Home.co.uk. This represents a net stability since this time last year which is far more reasonable when compared to the overall drop in house prices over the past year, with Nationwide remarking that “flats and terraced houses both saw a 2.1% annual decline, while detached properties were the weakest performing with prices down 2.7% over the year”. So, compared to the performance of properties across the nation, the performance of our Chandler’s Ford and Eastleigh patch is far more stable.

As we sit on the precipice of spring, warm weather and longer days, this is a fantastic time to begin the process of moving home – and we’re not the only people that think this is the case! At Rowe & Co we’ve seen a huge increase in buyer registrations, vendor queries and general enquiries since January which indicates that the upcoming Q2 could be one of the best periods the market has had in the last 2 years. In fact, over Q1 2024 the number of enquiries received has increased by 76.4%. Paired with this increase in enquiries is an increase in speed when it comes to agreeing a sale, and whilst this isn’t the case across the whole of market – our team has agreed a sale on a number of properties within just one viewing, with one property SSTC within just 24 hours!

As for property values, house prices are still holding and – if marketed correctly – our team are finding that buyers can be secured very quickly for properties across a broad price range. Home.co.uk shows that property values in SO50 have increased for detached and semi-detached homes when compared to Q1 2023 by 3% and 7% respectively, which suggests that competition within the market for properties across our patch is increasing enough to drive up prices.

We Welcomed A New Team Member

We are immensely excited to have recently welcomed a new team member, Harry Barrett, to join us here at Rowe & Co. The past number of months have been exceptionally busy for our team, leading to the expansion of the Rowe & Co family!

Harry brings a wealth of knowledge about the local Southampton property market with him – his family live in Chandler’s Ford, he went to college in Eastleigh and he is, of course, an avid fan of Southampton FC.
