A County on the Move

Hampshire is home to 1,447,214 people (2024), with a median age of 44 – a settled, family-oriented population that shows up clearly in the housing data above. Detached and semi-detached family homes have led growth over the past five years, while flats have essentially flatlined, dipping slightly over both the one- and five-year windows. That split tells its own story: Hampshire’s strongest demand, and its strongest price growth, sits firmly in family housing rather than the flat market.

Local Property Insights

Family Homes Outperforming Flats – Over the past five years, detached (+10.8%), semi-detached (+13.1%) and terraced (+12.1%) houses have all comfortably outpaced flats and maisonettes (-0.2%). Buyers moving between our Hampshire towns and villages are overwhelmingly chasing houses, not flats – and the data backs that up.

Semi-Detached Homes Leading Growth – Semi-detached houses have posted the strongest growth of any property type on both the 1-year (+2.1%) and 5-year (+13.1%) view – a sweet spot for families upgrading from a flat or terrace without stretching to a full detached budget.

A Flat Market for Flats – Flats and maisonettes are the one category to have lost ground over five years, down -0.2%, and have also dipped -1.7% over the past year. This is worth knowing if you’re buying or selling a flat anywhere in the county – it’s a genuinely different market to the houses around it.

A Settled, Family County – With a median age of 44 and a population approaching 1.5 million, Hampshire’s demographic profile leans toward settled families and established homeowners rather than a fast-churning rental or first-time-buyer market – another reason family housing stock continues to lead demand.

Rowe & Co: Hampshire's Independent Estate Agents

Choosing the right estate agent can be the difference between a stressful move and a seamless one. As a truly independent agency, Rowe & Co was founded to move away from the model of traditional estate agents who don’t live and breathe the neighbourhoods they sell homes in. After all, no two Hampshire towns are the same – a period terrace in Romsey and a new-build family home in Horton Heath will appeal to entirely different buyers, so a generic ‘cookie-cutter’ approach to estate agency simply won’t do.

That’s why we don’t just list houses; we sell homes, and this is how we do it:

Premium Marketing: High-end photography, social media advertising and bespoke brochures.

A Personal Partner: We walk every step of the journey with you, from the first viewing to the final exchange.

Unrivalled Local Knowledge: From the Winchester countryside to the Southampton suburbs, we sell the lifestyle, not just the bricks and mortar.
